New Manydown community
A new community of up to 3,520 homes with a 250-acre countryside park is being created on the northern part of Manydown in western Basingstoke through a pioneering public-private partnership between Basingstoke and Deane Borough Council, Hampshire County Council and master developer Urban&Civic, backed by charity Wellcome Trust.
Cementing the councils’ long term commitment to staying involved in building high quality, sustainable homes with a master developer’s expertise in creating great places to live and investment from a global charity, the partnership – Manydown Development Vehicle LLP – is responsible for taking forward the new community.

Following outline planning permission being granted for the development, the partnership has been progressing the work needed to submit further planning applications to set out more detail on the development as a whole and the initial phase, in terms of design and site access arrangements.
In March 2021, preliminary survey work started as part of a series of early investigations to better understand the site. That included the precise location of utility supplies, archaeological trenching, drainage tests and further detailed ground investigations.
In April 2023, planning permission was granted by the borough council’s Development Control Committee for the temporary construction access junctions as a first step in supporting the permissions and access needed to start work on site.
In October 2024, the two councils completed a deal to buy land from the Manydown Company, enabling development to start there. As the councils originally bought the Manydown land in 1996 under a long lease with an option to purchase the freehold, the freehold purchase needed to be completed before construction work could begin. Following the purchase of the land, the councils’ development partner Urban&Civic was able to start a programme of early infrastructure work including access for construction, roads and installation of utilities, before new homes could be built.
In July 2026, the first main entrance to Manydown from Roman Road was completed. The four-way junction includes traffic lights and a shared cycle and pedestrian crossing that will provide a safe and convenient route between the new community and Basingstoke town centre for future residents, pedestrians and cyclists.
