Following its allocation as a development site in the Local Plan, Basingstoke and Deane Borough Council and Hampshire County Council as landowners took forward the earliest planning stages, which included extensive community engagement, to set the main principles for the new community at Manydown.

Early planning

Guided by the councils’ vision and principles for Manydown and shaped through extensive engagement with local communities, the main principles set for the new community through the early planning process include its type, size, the infrastructure to be provided and the vehicular accesses onto the B3400, A339 and Roman Road.

Combining the best features from Hampshire villages and towns with contemporary sustainable design based on ‘garden town’ principles, these main principles are:

a mix of up to 3,520 homes for sale and rent, with 40% affordability

a range of community buildings

a 250-acre countryside park with a visitor hub

shops, cafés, restaurants and business spaces

two primary schools and land for a secondary school

public open spaces, sports facilities, allotments and play areas

safe and well-signposted cycle routes

green spaces, trees and natural habitats

Next steps

Following the signing of development contracts, master developer Urban&Civic part of global charity the Wellcome Trust– leading on behalf of its partnership with Basingstoke and Deane Borough Council and Hampshire County Council – is taking forward the planning of the new community.
